Commercial HVAC vs Residential โ€” What's Different

Commercial HVAC in Oklahoma City follows different rules than residential work. If you own or manage a small business, office, restaurant, or retail space, here's what matters.

Rooftop units (RTUs) vs split systems. Most small commercial buildings in OKC use 3-10 ton rooftop package units rather than the split systems common in homes. RTUs are easier to access (no attic crawling) but more exposed to Oklahoma weather โ€” wind, hail, and temperature extremes.

Code requirements are stricter. Commercial installations require mechanical permits, electrical permits, and often fire/life-safety inspections. We handle all permit pulls and inspector coordination.

Scheduled maintenance is business-critical. Home AC failure is an inconvenience. Commercial failure can shut your business down. We offer same-day commercial response with priority routing and can set up scheduled quarterly preventive maintenance contracts.

Tonnage sizing by occupancy. Residential sizing uses square footage. Commercial sizing adds occupancy load (people generate heat), equipment load (restaurant kitchens, server rooms, retail lighting), and air-change requirements. Proper load calculations matter more.

What we handle: Offices under 10,000 sq ft, retail spaces, small restaurants, medical/dental offices, churches, and light industrial. For larger commercial (hotels, schools, multi-unit apartment complexes, or anything requiring chillers or boilers beyond residential scale), we'll refer you to a commercial specialist.

What we don't do: Large chiller systems, industrial refrigeration, or VRF multi-story systems. Those require specialized commercial-only contractors.
